The cost of renewing an LLC or changing the title is absurdly cheap unless you have one of those law firms that advertise a lot and have a huge advertising department and claim to have a secret sauce that guarantees protection. 

The other thing is does your room rental have a setup that links each room to a bath.

I am approved to use VA loan at 5.5% guaranteed.

Of course, there's no guarantee they'll be completed until they are.

Many here are most likely in this asset class and have dealt with evictions so they favor a larger guarantee and don't mind a hefty turnover if the tenant stays 5 plus years as the higher grade areas there will be more turnovers than that though the charges will be less per turnover.
