If I sold it today, I would not make much equity at all after realtor commissions...maybe a couple grand, so is it worth it, or hold onto it and suck up the losses???

Yup. 95% of the time the appraisal will be within a few grand of the contract price....because the contract price is a juatification of value for the appraisal.

But I still need my hundred and twenty in cash and you can take over the payments on the 330. (3/3)That payment is right around 3800 Piti on income of a little bit under 7 Grand if you got them all rented (1/2)So I can't take a partial assumption on one property out of the 5 property package.

Its educated gambling..... and you may hit a grand slam...or you may get punched in the nuts...... its personal decision on your risk tolerance.Sometimes that huge leap of faith and "screw it, I'm going for it" can reap huge rewards....and sometimes it doesn't.For every "I bought it sight unseen and its doing great", I would easily bet there are dozens that have been totally screwed...some of them don't even know it yet.

Hold it for 6 months and let the rent pay the loan, find a local lender that would write such a small mortgage and refi at 6 months to pay the personal loan off and get you a few grand for reserves.
