Listings that have sat on the MLS for awhile.Look for key words in the description like " seller motivated"  and from there you try and entertain a seller finance conversation.Hope this helps!

If something goes wrong out of state you cannot see things on the ground, have zero knowledge of the area, and are utterly dependent on people who get paid by commission to give you honest, disinterested, descriptions (up front as to what you are buying) and advice.

High-priced metro areas are not really suitable for a repeat house hack investing strategy.Additionally, there are usually levels of location and quality within the same geographic area that can also make a big difference in the numbers.
