How do I avoid damaging the friendship if the deal doesn’t go well?

Hi Joseph, some questions you might ponder include, how valuable is your friendship?

The down payment can come from a family member- you'd have a little bit of a tougher time proving a friendship because there's a requirement for the friend to "have a vested interest" in you. 

Friendship, common goals, relatives, etc...are not reasons to form them. 

I did not set the tone correctly with my lower tenant in the beginning and developed a friendship with them which has made it more difficult for me to make business decisions.
