Currently I have 10k saved and about 3-4 grand in stocks that has been fluctuating as of late.

@Dwight S. the joy of all this is that as long as you don't have to move or sell, you are fine and can ride out any fluctuations in valuations. 

@Kirk R. the dollar value of 401(k) and Roth IRAs fluctuates daily.

This is to protect them in case the market fluctuates among other reasons.

If you're using it as a downpayment on a long term rental, you're exposing yourself to long term interest rate risk as HELOC's fluctuate.

@Jon Martin this fluctuates depending on the area you're in, so it's hard to generalize. 

When people use them as long term loans that can hurt them because there is a fluctuating rate and the interest only payments.
