Ok so I thought $1250 for a 3day course, (a usb which did not work and still waiting to receive a new one after emailing back and forth for a month now-they did however let me access it online instead), I can handle that.

Not only is every order on one website but you get emails on which orders arrive what day and an email when they arrive.

I cold emailed and called the owner multiple times and eventually we connected, met in person and made a deal over the course of a few months.How did you finance this deal?

I sent the summon via certified mail but the tenant has not pick up the mail.

Its worth getting on a mailing list or 2 with your criteria to start getting familiar with areas and prices.
