Avail is $7 dollars a month per rental unit (for the upgraded service, I believe), and RentRedi is free with a BP membership or has a $1 for 6 month trial subscription.  

Yeah they will spend thousands of dollars to fight $1000 claim.

I have a friend who has concrete stain in his multimillion dollar home and it looks good and is virtually indestructible.   

As noted above, an Irrevocable Trust is used at times to get around the Federal Estate Tax legally, which is currently only applicable on Estates valued over 12 million dollars.

While you can save huge dollars by increasing the deductible just a single percent, the downside can lead to catastrophic cash shortfalls in the event of a loss. 

As noted, it keeps capital available to replace the HVAC, when it goes out in your first month of ownership, or the roof starts leaking and you are chasing an unknown source to the tune of thousands of dollars.  

I can tell you from personal experience that it’s helped my wife and I save and make thousands of dollars.

I have not gotten an appraisal yet but I’m hoping at least they will give me dollar for dollar amount I spent on the ADU.

You may want to get an attorney and hope RTR doesn't sue you.There are numerous posts here on BP with warnings about buying turnkey because you pay top dollar.
