Say I have a first position performing note, what is a typical discount I should expect to give when selling?

My biggest advice is to start investing where you have a good network of people you know like and trust...this especially holds true if you will be investing out of state.While it's not impossible to go straight to the commerical I personally found it easier to start in the residential world and then make my way over to commerical multi-family.

Nope.. developers by and large are not going to cash you out and take the entitlement risk for such a small discount.. maybe 500k discount they would but not 100k.. not going to happen unless you find a developer that is not very bright and has money burning a hole in their pocket.

My market is southern CA.I typically purchase off market at a discount.  

When I list a property for an owner as their agent, I often find a buyer direct due to my large pool of investor buyers and give my seller a discount on the commission when I do acquire a buyer directly - win/win.Sounds like this could be a great fit - if you feel the same then don’t hesitate to DM me and we can discuss more details and next steps

A straight LLC will be far easier to get a loan or open a bank account, but doesn't provide the other benefits of a Land Trust.  

That's a steep steep discount.

I'm more of a straight to the point investor and just want to know what the endgame is in the deal so I have more clarity.
