Just be patient.

It's not a matter of 'being patient', the issue is that the costs have gone up and return has gone down. 

I am not sure if they can come up with 10% down payment right a way especially they may need reserve money to install fire alarm equipment and fixture in the property for patients safety and code compliance in the next 3 months.

I would probably pass if others are going for 30k ,       maybe be patient for the next one with comps above yours to have room for a price increase  

This is very exciting but I can't help but wonder if we should continue to be patient while paying off debt before we get into real estate or figure out a way to jump in get a property to house hack or live in flip etc.. 

You're wise to use the 1% rule, but in this area it is harder and harder to hit, so be patient until you can.

For example, if it were that simple, doctors could just have patients sign off that they might die or be injured during surgery, and there would be no need to spend multiple digits of expenditure in malpractice insurance and we could visit a doctor for $50.Go after their insurance.
