So year over year the cash flow stream becomes worth less and less due to inflation kicking in annually.So let's say 15 years into a 25 year lease the income stream will be highly devalued versus other asset types available at the time for purchase.

The minus is often  (not always) you pay a premium for a new construction and it can devalue immediately just like driving a new car off the lot.As an investment I'd personally stay clear of new constructions in Clarksburg and Urbana, as they essentially have an unlimited supply of land to build on creating a very flat appreciation curve in those 2 areas.
