I would recommend you start by downloading your landlord tenant laws for your state..Then set your rental criteria,, credit score, income, (= to 2 or 3 time the rent ), occupancy limit per bedroom size of apartment... no cosigners,No pets,, no smoking,, what ever..but it stays the same for everyone.. 

Reject them because of their hygiene, or because you were unsatisfied with their references, or they smoke.

If that's what you're looking at there isn't much to think about (other than it's go dark value and ability to re-lease).

Hi everyone. I'm typing up my first lease agreement and adding in a few amendments I've heard on bigger podcast to a standard lease I got from a mentor.
My question is What are the top amendments to leases people ...

In the bedrooms along the base board is a dark dirt tint on the carpet, roughly 1/2" all around the room (evenly).

We show up on time, don't drink, don't smoke, don't do drugs.

I get it, if it's your house  and you want to smoke -- smoke away. 

They are very dirty and it seems like you smell like smoke for a month after.
