From what I’ve read in Bloomberg, markets like Omaha and Phoenix are seeing steady investor activity.

I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc). 

I would be happy to introduce you to people who are actively doing this. 

For example when someone wants to have financial freedom and spend more time with family, but then sets a goal by creating a heavy active income stream that involves their personal involvement daily.

I also want to be active in other rust-belt cities that are similar to Milwaukee and I want to be part of their eventual comeback: Cleveland, Detroit, Pittsburgh, St.

The property's income ($3000/month) and the appraisal value ($220k) are both crucial.

While it is true that the time of year can influence market activity, as others have mentioned, there is usually a trade-off depending on the season.

I'd rather just invest in something that would gain value and get deductions through an active business - created for the purpose of tax deductions.
