Investing is all relative...for example, I'll take a B-class property that breaks even every month over a C-Class property that cash flows $600/mo. because it works better for my plan and style...the point is that any rules about returns are crap. 

You'll find a few good ones who are very good at consistently bringing good deals that fit your criteria, and a lot more who just have overpriced crap with inflated ARVs and low repair estimates. 

Looking to buy your house in cash.None of the pressuring techniques like "ohh I only have room for one more house to buy" crap.

Throw her crap in the dumpster and move on, dont waste any money or time on it.

They usually overpay and/or trust bad people and the property goes to crap and it is back for sale at a discount in a few years.

I just moved to Phoenix area and the houses that OpenDoor sells are abosolute crap.

If you want a career in real estate, you need to chill out, get the facts right and act professionally, because no broker is going to take this crap from you.
