Guessing on the area and looking at sales in the last month in this area, I see a 0.52 acre lot around the corner of Siggelkow and AB with no city water/sewer that sold for $48K, and then a few in Bass Rd a little further out (Cottage Grove address) for $75K - $100K. 

And THEN to build a second cottage on the property to use as an Airbnb (we live in a highly desirable vacation spot in the mountains).

They’re doing fast but there’s still a house and cottage in kula for 300k below market value.

There are a lot of separate structure properties/cottage s/ADU there and all within a few blocks of the intracoastal. 

THOWs on the west coast can be pricey, but I've found a builder of Tiny Homes on Wheels that builds beautiful cottage type homes with a start price of $25,000.
