Markets like Cleveland and Columbus offer interesting possibilities as well.If cashflow is your top priority, Cleveland's reliable rents and predictable income could be a strong contender. 

I'd contend that the sellers are pricing these properties consistent with the market, and the market really doesn't care about the needs or expectations of an individual buyer.

If I was knew it was a great price and strong contender, I would consider putting in the offer now with an inspection period that extends through next week.
