Although they may cost more, I do believe a house will command a higher rent than a mobile home in most areas. 

When you are fortunate to have a long-term tenant move out, then you will need to plan on spending a chunk on a turnover to update the apartment to make it attractive enough to command market rent.Your vacancy rate will be the amount of time it takes you to get your unit ready.The politics in the area is rather anti-landlord.

Other than them checking a website your advertising on for comparisons on rents that they may run across,  I doubt they would care or be interested in what you are getting income wise until it is time you may consider selling.Good for you if your able to command the higher rent rate for similar unit that is above the competition, they are either lazy or out for coffee.They don't have access to income tax records.They can look up  public records for property tax amounts and payment history and property valuation per city assessor.

Washington is a big area and there are some great spots that command best rent and some iffy spots that are not so good.Also how confident are you in your $25K rehab number?

There are pockets of really good stuff over there by Cathedral High School and north of 46th off of Binford Parkway Also Check to see if the property is in IPS or Lawrence Township because for that area being in Lawrence Township should typically command at least $100 more P/M in rents

Learn which neighborhoods command a premium and which will have discounted prices.As another piece of advice for a new wholesaler, I would also recommend being able to at least ballpark rehab/renovation costs.

@Will Bert Dont forget to take into consideration water for both buildings and the PLP electric meter into your costs.Also the rental numbers seem a bit low with a 3 bed commanding only $1300 a month.Idk the value of the vacant commercial unit so i cant help you there but where did you come up with the $4500 amount when the other commercial unit you have is getting 3k?

I don't even hear about commanders leaning on their people anymore over these issues.
