After about month (starting Jan, 2018) of combing every single deal on MLS with a fine tooth comb and contacting wholesalers and FSBO property owners, was able to make couple of offers only to be outbid by other investors, or being late to the game by a day or so. .

The only way you can achieve what you are looking to do is by being dishonest on your mortgage application - and mortgage departments are going through things with a fine tooth comb - after all they are not exactly inundated with work at the moment!
