I passed the Charles Barnes online program but I flunked my state exam with flying colors. :( I’ve been searching for PSI practice exams and heard about Exam Smart.

Sorry @Mindy Jensen   I am a w2 wage earner but I also  maintain my church 2 acres, bushes and flower beds for money for 22 weeks out of the year and put in some color during winter. 

If the lease prohibited painting the walls and they did not put it back to the original color you could keep the deposit to repaint the walls they mis-painted.

I noticed a color difference in the listing pics and the google earth pics.

You can always paint in light colors to make it feel bigger.I think the answer is you need to compare to your neighbors.

If a tenant repaints walls with neutral, nice colors and does a good job, without damage to the house, more power to them because it saves me a paint job.

Also, keep notes for items we order for each villa and notes like paint colors used...almost like a villa diary.I would love something that could generate reports as well and is customizable for each villa I have.

Seemed very thorough and  had a very easy to understand color system in the report to let you know how bad the situation was.

Caulking should be done where necessary; consider purchasing grout renew colorant from home depot and applying it accordingly and you may want to reglaze the tub to allow this "turn key" concept to flow throughout the house.2.
