Can you roll profits into a down payment on a new SFR property without getting hit or are there any other clever ways?

This is a clever idea! 

And how great that is. but a vacation rental dollar is not the same as a long-term tenant dollar. 3% credit card charge, software, insurance that can be two or three times more expensive and may be hard to get, the industry trend for listing sites to charge a commission to the owner such as booking.com at 15%, the fact that vacation rentals require self-employment tax, Linens and cleaners and maintenance people who have to keep it perfect, every possible kitchen appliance and coffee setups add toilet paper and soap and everything else, up to 30% to a property manager. so maybe if you're lucky a vacation rental dollar is 75% of a long-term tenant dollar.

Anyone have any clever ideas?

There is no such thing (USA) as a clever attorney getting the LLC set aside or a judge legally setting the protection aside without valid reasons.

I also charge 75% more for cleaning (than what my cleaners charge me) so I end up with a healthy surplus that easily covers any linen/dish damage that is not claimed. 

I suppose I could look into a linen service but coordinating that with cleaning/maintenance/ etc seems like a lot of headache and room for error.

For me personally, RE teaches me it is never how hard you work, it is how clever you work. 

As Jay, stated this is a clever maneuver and is fairly easy to do, if you know your way around zoning and don't try to be too cavalier when your dealing with the zoning department.
