There are a lot of things that can come up on a flip so easing your way into things and working your way up to larger rehab budgets, etc is recommend.

You can't negotiate directly with a real estate agent about hourly rates because that's up to their brokerage.

I have totally given up on Quickbooks though it remains the best accounting software for the non CPA type
