It would have taken me years and years to chip away at that debt otherwise.I'll admit that a lot of this could be put down to luck, and being in the right place at the right time... but being a savvy investor really just means making yourself aware of and open to the opportunities in your current place and time, whatever they may be.

Wikipedia says the perimeters are: 54th St -71st St East of I-95 and West of Biscayne Blvd Miami is a red hot market right now but properties are still as cheap as chips in the ghetto that stretches out West including Brownsville and Liberty City- cos yeah, no one wants to risk getting shot for buying a cheap property.

I'm thinking of those towns as blue chips, sure they'll continue to appreciate but the rate will be much lower because they're discovered, established, etc..., but there are people who want to buy homes in coastal areas and cannot afford those so they'll seek more affordable areas and my hope is that if you can locate those now and find the pattern/trend and hold for 20-30 years those are the areas that will have tremendous appreciation.Wow, this ended up way longer than I meant it to be, so if you've read this far I appreciate it!
