A cheap home has gone from low 100’s to low 400’s in Vegas.

They are not cheap, though, and I think you are better off building a unique cabin that has clear, equitable value while also being a cashflow cow.

My out-of-state clients love it here because the deals are at a very cheap price point - $120k-$180k, and still meet the 1% rule, are positive cash flowing, and have lots of appreciation potential.

An LLC is cheap and does offer protection.

The projects that are going up are built with less than qualified help, cheap materials and rushed to the point of poor craftsmanship all around.

You can probably "find a guy" for cheap but they will spray everything (blow and go) and cut corners.
