I am not a big player by any means.. but in Oregon I did my banks first horizontal loan since 06 they had a moratorium on doing them.. and so i was proud to be their first even at that i had to have 50% cash equity into the deal.. but I did get bank rate 1 and 6.

I've been told there are legal battles between the casinos and AirBnB and that could last quite a while before settled.

I noticed that a lot of the bigger players in the market, hedge funds had begun offering 30-year fixed rate debt to investors.

You'll quickly see who the bigger players are in that space & they should probably be able to help you build that portfolio.

My takeaway was that if it seems too easy, the payback is too quick, a person rockstars from nothing to a major player in no time, yeah, you oughtta be suspicious.

My recommendation for people starting out is to go to local REIA meetings, find out who the players are and ask if you can shadow them / work for free to learn.

I'm sure that there are a few big Players here on BP that has done that before, especially those that buy a LOT of inventory for their portfolios. 

The trick is finding an equalizer or something that allows you to compete with theses types of players.

The small mom and pop property management companies are getting acquired by several large national players these days (with large check books!)
