Sorry for the stupid question, just something that been bothering me.

I may possibly be on to something, or I may be on to something I shouldn't bother with. 

The gravel wouldn't bother me, but hopefully your deal has an inspection clause. 

Service Master took pity on us and did not even bother writing up the scope (and therefore did not charge us the $300 for the visit). 

If you are just investing, I would bother with getting a license in all those states.

@Bryan Tasumi, I always recommend: invest in BARGAIN properties (rather than bother with shares).

Usually it's because the floor was trashed beyond repair, but sometimes it's a homeowner who just couldn't be bothered.  

The PMI wouldn't bother me too much as I understand it can be tax deductible from the little research I've done.

The one thing that is bothering me is that I feel like I cannot use the profit for quite a while.

dont even bother with taking her to small claims court. its considered a small case and it will take forever not to mention attorney fees and time wasted. just swollow it and move on. it happens to me all the time. a lot of times when a "war story tenant"  (for lack of better wording lol ) leaves i see some holes in the walls etc.... but im just happy to see him or her go!!!
