I'd rather have a vacant house than an aggravating tenant.

Ask your attorney for advice on what procedures and lease to use going forward with all tenants, to avoid problems that will cost you time, aggravation, and money.

However, one currently stocked by Lowes ($29) with a quick clip bracket/attachment to retrofit into an existing electrical box saves a lot of aggravation if you don't have exiting cans in a ceiling.

Until that time I did not move forward with investing, the aggravation would simply not be worth it.

It did cross my mind if all this stress and aggravation is really worth it, but in the long run, I believe it will be.

Everybody happy.Should a bank ever call their loan again, I'd probably just write a check, as it's not worth the aggravation.

Ain't worth the aggravation of having a tenant that you (or your PM) is always chasing for the money.  

In the meantime...no rent...and a lot of aggravation to the owner.

Both will cause you neverending aggravation, chances for damage and injury. 

But at this duplex it is aggravating to receive complaints of noise in the other unit such as dishes banging, chairs dragging on floors when someone pushes back from the table and doors closing.
