The 203k Borrowers Acknowledgement Form (HUD Form 92700-A) states that if there are insufficient funds in the rehab account, then the borrower must place the additional money in the rehab account (paid to the lender) so that the lender can then pay the contractor.

Here is the language that I was given by my agent to use in the contract:Notwithstanding any other provisions of this Agreement, the parties agree and acknowledge that in the event either the Buyer, Buyer’s lender, Seller, any of their respective service providers, government agency or any other agency becomes the subject of a voluntary or mandatory COVID-19 virus quarantine or closure prior to or at the time of Closing, or if Buyer or Seller is the party to another transaction that is delayed as a result of a voluntary or mandatory COVID-19 virus quarantine, that results in the parties inability to perform on the Closing Date, the closing may be automatically extended by either party for a period of up to ten (10) business days after such quarantine or closure order is lifted, up to a maximum delay of thirty (30) days unless the parties otherwise mutually agree to extend the performance date further.

Acknowledge their concerns and try to diffuse any tension.

They also need to get a copy of the lease and signed acknowledgement of receipt.

I do think if a tenant points out or asks about such a gesture, the best thing to do is to acknowledge the man's generosity.

Then when I’m done I have the tenant sign it to acknowledge that we agree on the condition.On the move-out, I simply use the same checklist to ensure I don’t miss anything.

I participated on a webinar about two months ago where an IRS attorney acknowledged there was lots of confusion surrounding the extensions granted and that they intended to issue FAQs to clarify the extensions granted. 

Tenant Acknowledges they are responsible for providing insurance for their possessions or vehicles and owners insurance will not cover tenants possessions or vehicles.

So many landlords applied for EIDL (loan directly with SBA, not through banks)....nothing for me...nada, no acknowledgment, no communications whatsoever from SBA....Anybody here received communications from the EIDL Loan Applications? 

Unless you are planning on policing the property weekly/monthly and find tenants that are going to be okay with that, it is not your responsibility beyond the point of marketing it as a 4 bedroom and having the tenants acknowledge as such contractually.
