Here's what I've done so far,..The CMA was done by a broker who has been licensed since the 80's, to get the most accurate listing price. 

As an agent and investor in this area for a number of years, I have also found that this trend and what the article was explaining, was pretty accurate. 

Now you get an actual accurate allocation for cap-x.

That will give you an accurate, real world number.

I don't think that your theory of holding for family is accurate. 

That seems crazy to me to think thats a bad deal.4 years ago this was accurate....I can't find it now. 

I can quickly and accurately get an estimate of what just about any renovation or project will cost and sometimes I figure out a better way to do a project that saves money.
