I have about 3 agents I work with and they are super when giving me info on REO properties.I always tell the agent to put in the contract that earnest money will be given after approval.

Really competitive pricing, and their electricians are super knowledgeable and do great work.For HVAC, Standard Heating and AC have done quality work on an AC installation, as well as servicing multiple furnaces at my properties.I don't have a good rec on a plumber in the area - all of the outfits in the twin cities I've contacted that have more than 2 employees seem to not want to touch small/medium-sized jobs, and overbid pretty aggressively as a result.  

That means it can be challenging to find someone who is super motivated and professional, especially if they're not seeing larger commissions from these deals.

They have decent cash flow, but cash flow isn't super important important to me in my investing journey right now.

Building your network is also super important.

I’m not super keen on having long-term tenants in a single-family home in California, but I’m open to advice on that.The house is in decent shape but could use new flooring, a paint job, and potentially heating and/or central AC, as well as blocking/taking out the existing fireplaces (don't love the idea of fireplaces in a rental). 

I’ve seen many investors move their business banking to platforms like Bluevine because of the higher yield accounts and super convenient interfaces.
