Went thru @Dawn Anastasi's book and that says it is close to Bay View which is a B- area, but what about this neighborhood?

I would go with the same terms you're doing now - whatever you're charging, just maybe discount for volume or for easy rentals, like A-B+ properties.I assume you don't start a company without any experience.

You may do AYou may do B or You may do A, B, or C or A, B and C but not if in one of those you agreed not to do the any of the others or somehow gave up your right to do them.

In a market like Kansas City which I know well, the typical rent for a B class 3Br 1.Ba sfr in a B class is around $1,000-$1,100.

And, try it at one property to A/B test the rents you can get and time to fill those units between lease-ups.I'm mainly in the 2-4 unit space, and Spokane has lots of 100-yr old houses that were split into apartments during the two world wars.

However, it would definitely not be close to a B class location in Huntsville, if that helps.  

Nothing is impossible but seems like the chances of finding a deal according to my equation is .1% or less in a B class neighborhood.I see a few C class properties that meet my equation but I do also plan on holding the property as a rental. 

A single family home in a B neighborhood for 100-150k price range is probably more reasonable.

@Simon Chan Honestly we want something that is Ideally a B or C with room to improve and force appreciation. 

From this, we wondered if we could write off more of my personal house for tax purposes if for example, i had a dedicated office in the house for A, B, C duties and could write off another portion of the house if my wife had a dedicated office for X, Y, Z duties but still all under the same LLC?
