For existing buildings, there can be a grandfathering of the existing hook-ups, but some places do not grandfather so keeping storm water out of the sanitary waste water sewer is a must in those places.EDIT: I see you are in PA, so you should know that the City of Philadelphia has a mixed system, where storm drains are tied into the sanitary system.

My job just came to an end(the contract expired) so I don't think I could even get a commercial loan.If everything goes right with the fourplex hopefully I will move up in the future/A real quick back of the napkin check of the numbers tells me that if your rent estimates are accurate and your construction costs are accurate, the estimated cap rate is around 13%.

We go out, take a look at the project, and then provide an engagement letter showing our prices for preliminary (napkin-type) floor plans, lead tests, asbestos testing, survey, and any other preliminary items that need to be accomplished.This tends to run off the people who aren't serious or will be bad customers in the future.

Don't exclude a % for vacancy, prop mngt, repairs,cap ex, garbage removal, snow/lawn care, and sanitary/water.If you're still getting $800 after those expenses, that's one hell of a deal.

I was not trying to imply that flipping or rehab and hold requires the detailed planning of a software product {though you would be surprised how many of those are fly-by-the-seat-of-the-pants ventures).The plan may be in your head, a drawing on the back of a napkin, or a spreadsheet on your computer, but there is a plan of some form.
