When someone contracts me to add an electrical outlet, the minimum for "fulfilling" my contract does not include that I patch the holes that I made and painting them back, I added an outlet plain and simple.

I was thinking of rock, bushes to hide the fences that aren't ours, and a smaller grass patch.  

New flooring throughout, 2 completely redone bathrooms, took down walls to open the place up a bit, new doors, fresh paint, some crown, lots of patching, light kitchen remodel that include granite tops and an island with concrete top, new dishwasher and range, new HVAC units, moved some electrical around, new garage door, some fresh landscaping, added a fire pit, and gave the porch a facelift with some new posts.

I will continue to keep networking with as many folks as I can and try to stay positive and focused- even through the rough patches ;-)  I wish you continued growth and wellness in your recovery!

Looks like it has been painted already so I would just point it, patch it and paint it again. 

In just about every case, you can patch roof to make it last another few years.

Try working under another investor for a while, and learn everything from how to analyze a deal to how to patch and paint drywall.
