FYI If a mineral lease has been severed from the property, it too has a 2 year redemption even if the rest is 180 days in Texas.

The redemption period is 180 days unless it is a homestead, has an agricultural exemption or is a severed mineral lease-then it is 2 years.The sheriff deed or constable deed is permanent and you have all the rights to the property when you purchase it at the tax auction, except the right of redemption.

Just to reply to the inquiry about Texas, the redemption period is 180 days unless it has a homestead exemption, or a agricultural exemption or is a severed mineral lease-then the redemption period is 2 years.

Thankfully I am not new to the industry or investing in general because I have experience in title research and in investing in oil and gas mineral rights.The first thing that sparked my interest was "Tax Deed Sales" because I can use my title research skills in that avenue and somehow that led to a google search and that led me to BP and a list of books to read about real estate so I bought all the books and am in the process of reading them (great books by the way).Here is my problem there are so many options out there: Tax Sales, Foreclosures, Buy and Hold, Buy and Flip, Wholesale, Single Family, Duplex the list goes on and on and on.

I personally always like to use an alkyd primer on exterior metal or wood, as I feel it bonds better but it smells and you need to use mineral spirits to clean up your tools and your hands (and anything else you got paint on).
