I like the area for a number of reasons:  - I live in Madison and it is easy for me to get to

A/B neighborhoods in Huntsville AL and Madison AL are at about 0.7 right now - 1% here is not obtainable unless you get a great off market deal or you go notably farther from downtown and lose significant appreciation potential

Any tips appreciated too.Towns such as troy, clawson, royal oak, berkley, hazel park, oak park, ferndale, Madison heights, etc.

My investing partner has had some success with a wholesaler flipping in Madison.

I'm planning to invest in either the Madison area or Milwaukee area seeing as they are the closest large metropolitan areas, I've also wondered if looking at growing towns/cities would be a good idea i.e.

Those prices are possible in 37218, the Madison area, some pockets of 37211, and then surrounding cities and counties such as Smyrna, La Vergne, Ashland city, Pegram, etc.
