The holder of said easement could in theory put a security gate up on "their" road and charge a fee for the residents to have access to their home. 

If anybody knows anyone that wants to build a parking structure that would be bomb money close to the military gates and with inreased traffic and increased ability to sell to large crowds more people will come and build up.

I read that the Gates decision says that if I tear down the old house to build the first two then I lose the capital gains exclusion.My question is: Is there a way to structure an arms-length partnership to buy the house and two lots - allowing the exclusion - but then also allowing me to gain some of the upside of the new home sales?

I believe that most people on BiggerPockets are ethical and wouldn't take advantage of me posting this but well this is the internet so caution is a good thing.Looking for advice on weather to try to stretch myself right out of the gate or to let it pass.

Positive cashflow out of the gates and will be a huge return in a few months when one of the loans is paid off.

You could consider also: South Gate, Downey, Pico Rivera, Long Beach, Montebello, Baldwin Park, and El Monte.

Anyone who would call you a wuss for that is most likely what I call a gate keeper. 

I would not recommend 20+ units right out of the gate.
