Your expense ratio remains flat, and therefore doesn't really create much value in the deal.Compare your 2% rent and expense assumption to what most syndicators underwrite: 5% rent growth after an initial renovation bump; and 2-3% expense growth; and you get vastly different outcomes.As to whose assumptions more closely tie to reality is to be determined, but if you used assumptions more in line with what syndicators are using, I think you will find the return projections narrow dramatically, if not flip to SFRs.  

Also with stucco siding tile roofs No major weather issues desert landcaping etc etc.. maintenance is quite easy and very cheap compared to other areas of the country.

So far, I've replaced the roof and siding, and painted the interior.

There are some onboarding fees which start to get steep once you add up all the other transaction expenses and the 1% annual fee, but I would hope the onboarding could go down or be a flat fee rather than a %.

Those guest protection policies for most other channel managers are simply priced as a flat rate <$100 per stay insurance policy.

The building stock is like all the other Chicago urban core burbs, so expect lots of 1950's and 60's construction with galvanized pipes, flat roofs, boilers and outdated electrical.

The con is obviously the cost because in addition to waiting a long time for permit, it requires serious structural changes + roofing, etc. 

Saying they disagree maybe the way to avoid flat out lying and saying "No" when the judge framed it as, "Do you agree? 

Of course capex does come into play, but I have a lot of factors on my side including most major components of the property have been replaced already, including roof replaced 2 years ago, water heater replaced 3 years ago, full house was just repiped, septic system is 5 years old, HVAC system replaced in last 7 years, i do not cover appliances with warranty in my rentals, and the tenant I placed in the property is a single dude who works 60 hours a week and just needs a place to sleep.
