@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.

The cost of living and cost of replacing are getting harder with more extreme events.Cost of electricity and cost + availability of water will also start to play even larger roles than they do today, especially in hotter states.

And you can tailor it to you, so 1) You certainly don't have to charge 100% while vacant (dependent on bldg. layout, thermostat access, etc.) and 2) You can tailor the Gas/Electric as you have brought up so maybe 50/50 all except 60 unit 1/40 unit 2 for electricity... etc.

It does depend on a few things as you know like price, location, and the extra's like what's there like water. septic, electric etc.Do you have it posted on Facebook Marketplace and offered it to any agents or are you selling it solo?
