If I was in your shoes I would call an attorney ASAP!

I don't mean to be negative but you have to put yourself in your tenants shoes.

And, in any case, I am not a lawyer.But, all the legalities aside, if the tenant has been paying - especially on time - maybe you should wait for a shoe to fall.

If I were in your shoes now I would be as nice as I possibly can be and tell them you are fine with them leaving and will simply apply their deposit to the LMR.

In your shoes to be fair to all I would not agree to it and request that every one gets their share immediately or I would not accept the gift.

If you are handy you could divide the closet with a solid wood 12” shoe shelf and have a high and low bar on either side...low bar removable for dresses.

Nicer pillows and throws can add the wow.I've done this same thing on 2 properties, and it seems to have worked each time.I also debated putting food in the fridge and some shoes/clothes in the closets (etc) in case someone cased it out during a showing.

Put yourself in the other guys shoes and see what answer you come up with. 

What advice would you give if you were in my shoes?
