How do you PAY back your contractor, did you take out a construction loan and repay them once the property sells or you refi?

I came back to Ohio and started working for a construction company, and have been there since. (2017) Currently I manage an asphalt plant for them in Columbus.I haven't done a ton of real estate investing, but have a strong understanding of construction, and project management. 

Even though we were disappointed that the rehab was not complete, we thought, the rental guarantee will offset the construction delay.

The home has great bones, but needs a cosmetic flip.

The property is a new construction in a build to rent community.  

The investors that I now work with find that new construction 1-4 unit is the easiest way to find this property.  

I only buy Strong B or A and live with the 5 to 6% return but the real money is made in lending and new construction for us.

But it's a lot of extra stress living with small kids in a construction zone.I will say, I am probably not repeating the process as the returns don't seem enough better than the stock market to warrant taking time away from my family.
