What types of data or analytics do you rely on most when deciding whether to invest in a property?

There is no way to know if the interested people would have applied, been accepted, or decided to move in mid-month.

I would build a relationship with the person before you decide to partner.

I decided to get liscenced as a home inspector and utilize my knowledge in building science so I can add value to others but also so that I could immerse myself in the real estate industry and show investors that I am taking this seriously.

Negatives of this purchase: home does not cash flow or break even if I decide to move out of the top portion.

Or (2) we partner with land owners and we decide a fair split based on the sweat equity and associated costs we put in.

If you do decide to go that route, I would suggest using one of the Eagle Rock approved builders.

The P&L isn't going to tell you that, you need to see the Balance Sheet.Put it simply, if an investor decided to hire someone like me to start handling their books and have to gather their financial statements, I would be charging an arm and leg to put it correctly.
