You are disputing a condo agreement we do not have and we know nothing of your paint and vent beyond what you say.Regarding amending the lease, it can be a simple document you and your tenant sign stating that you are amending the term of the lease to be 2 years, and the tenant has an option to terminate the lease at 1 year.Regarding the bathroom, if it has a tub or shower and no other ventilation, I would go with the vent fan as the root cause.

I think it’s reasonable for tenant to pay deductible if it really was their fault, if that’s allowed by your policy, but seems weird to me that you could expect tenant to know hanging a picture in that one spot would cause a leak.

There is a possibility that you could keep this buyer under contract (for example if he tries to cause you legal trouble) if he is willing to wait (which he will if he is an investor who was underpaying you what you think itis worth As Is.

@Nevin Wilkie, as noted, if you already closed on a conventional loan, your lender is correct that any change in ownership can cause the loan to become due immediately.There are a few options:First, most risk of being sued comes from you being a bad person.
