You have to know how to find and sign properties ahead of getting access to those buyers.You do want to do both at the same time so that when you have your first deal, you know someone, but don't expect anyone to pay attention to you if you don't have 4-5 deals at all times.

I did have problems with the guy removing the limbs because he told me he would be there at 7:30 the next morning and I told him that would work but My Ford f150 truck was dead so I couldn't be there till 7:45 but once again he was calling me like I took his money and someone was trying to steal from him but my husband misheard what i told him to pay the guy and had to go back to the bank Atm but of course my husband actually went to his bank atm which was in the downtown Jackson area when he could have went to the one around the corner but he said the people were still getting the tree limbs when he came back and they received there $450.00 and my husband received the $15.00 in gas money he requested for doing this for me on his time and it was raining that day as well.

With no late fees- rent is always paid with in the 3-day grace period annual rent is $5400/yearWith chronically late payments a $450/month apartmen with a $45 late fee is $495  or $5940/year.

Plus we have Websites, CRM, Marketing, Insurance, business licenses, Fuel (huge expense in an area where a listing can be 30-45 minutes away sometimes) networking events, fundraisers, etc.

I also require:Rent + Monthly Debt <= 45% of GROSS monthly incomeExample: So, someone making $6,000 per month ($72,000 per year) meets the initial income requirement BUT if they have a $750 car loan, $250 child support payment, and $250 credit card payment $1250 total then $1680 (rent) + $1250 (monthly debt) <= 45% x $6000 (monthly income)$2930 <=$2700 (DENIED)

If you are looking to make some money and have a place to use 4-5 times a year, then from that aspect it's a great investment but solely looking at numbers I could find others that perform much better.
