It may be called a clerk and masters deed, or a special deed of some other name, but these are not the same thing as getting a warranty deed.

When you transfer properties be sure to use a special warranty deed or general warranty deed, subject to the mortgage.

The seller disagreed that the roof was going bad becasue he had a roof inspector to look at the roof and he said that the roof was fine.Before Before purchasing the house, At settlement, I had the seller provide a 2 year warranty certificate on the roof from his inspector.

Jon - I know there's been a ton of discussions on the validity of the 50% rule and I am going to read some of the threads on this forum, but I just have to wonder what Ali would spend $800/month on if 1) He did not pay any utilities on the property 2) His initial repairs got rid of any deferred maintenance on the property so that the house is maintenance free for a while (or as maintenance free as any property can be) 3) He collected a security deposit from tenants to cover any cosmetic repairs associated with turnover 4) He managed the property himself (so no management fee) 5) His tenants were responsible for the upkeep of the lawn and the grounds.
