I'm 41 years old for the question above.I'm torn between going with a Debt Management Plan (DMP) or just stopping paying on 2 of the loans above, waiting for them to call and then trying to negotiate next year when I get my bonus.

Don't line up funds and then wait 36 months for a "perfect" opportunity, that's not how investing works.You can find 5 potential deals and they'll all slip by unless you're ready to go with your funding.

They are currently getting all the water they want, for free as part of their lot rent.If we submeter, depending on what's written into the current lease, we may have to wait until renewal time, to start billing them directly for water and sewer?
