Just understand you get a portion of the promote not the entire promote. if you get 10% of the GP, you get 10% of 20% of the GP or 2% of the total promote do the entire GP.To provide greater detail, there is often (general high level big picture for illustration purposes only), at least 2 LLCs in a syndication.

Other than speaking to locals, I cannot think of stuff that can be done in person and not online (schools, crime rate, employment opportunities, etc.)However, I am still a novice in all of this and was hoping to hear from those who have been there, done that.

For the rents-$1500 a month total for the two units on a property over $600K is not a lot-even if all 3 were rented at $800.
