I have been told this most often occurs when the bank tries to sell the loan and realizes it is owned by an LLC.

I realize most of the advice and investors you hear on BP and this forum are focusing on major cities for appreciation, but you can get great cash flowing deals in smaller towns. tenants banging down the door to find good rentals in these smaller communities, so the fear of not finding a tenant is a bit overblown.

I realize we're in a hot market right now but I live in South Florida so everything is expensive in general.

I am a recovering expertise Monetization Strategist (digital content/products, books and programs)- got a corporate job while I figured things out and now that I realized Real Estate is my thing - will keep said job - while I get my first few deals under my belt and get my RE biz going. 

Sky's first reaction was "no I don't want a dublex" (with a terrified look on her face) but after further explanation, coming to closing, walking the property (realizing she didn't have to live there right now she was on board.

I didn't realize that it's hard to cash flow there :( I've heard that STRs have potential there as well  

After doing this for 20 years and doing 3,000 transactions, I realized that most associations have too much control and have the power to increase fees when they please, making it very hard to determine what your actual cash flow will be long term.

Crime rate has been increasing to the point that not even us locals like going there anymore and to top it all off we recently learned that the city is realizing that sea level rising is in fact a threat and has been implementing new regulations for future construction to prepare for higher sea levels.

Find a really great inspector and learn to trust him....but realize that even the best miss stuff.

I think is it important for everyone to realize they can always be learning and helping to make investment real estate a better atmosphere for us all.
