Once you have that down, start approaching investors and show them you're willing to do the work.

I have been advocating mixing up lists (not just absentee/investor) and going with more of a Benefits for the Seller approach. 

That's it for unit details that I have without approaching the seller.

Here is my approach to finding an area:I search by zip code and filter for zip codes where the population grew and the unemployment rate declined in the past 5 years.For the left-over zip codes, I look for low price-to-rent ratios.

I'm hoping success stories for this approach come pouring in.Feel free to tell me if I'm over-complicating this beast.  

Also, my retirement is approaching, summer of 2023.
