Goals- Buy and hold, diversify income streams, set up passive income to retire early before 401k funds are usable. 

I am hopping to at least have 5 doors in the next ten years and continue to grow my portfolio as this will be my retirement plan for passive income and potentially my FIRE plan if all goes well.Any and all advice would be welcome!

I don't expect to retire off of our cashflow anytime soon, but it would be nice to reduce my retirement number by whatever my properties are bringing in. 

i was hoping to bounce some ideas/get advice on an exit strategy / retirement planning / DST.

I defiantly see changes to higher than $10MM combined retirement balances (with painful RMD requirements for the $20MM + account owner), the "closing" of the "back door" Roth (Sec 138311), prohibition of IRA account holder "qualifying" the IRA for accredited investments.  

So I’m not looking to retire next year.

Lot's of small business owners for micro space but they often go out of business so you have constant churning of the space versus maybe a larger more stable business tenant for long term lease and constant cash flow.No legal advice given.

It can be hard to apply for a job if you are getting covid assistance and do not have a stable job. 

Might need cash, might be retiring, might be a junk portfolio and he is looking for a sucker. 

It's stable but will be around 1.0 DSCR day one.
