A few thoughts on that plan:1.

Research the specific market in Buda and the historical appreciation rates for similar properties.

The problem is that there constantly seems to be fees being charged to me an example of this is in the contract  there is an additional 100 dollars allocated to sewer and water that the tenant automatically pays every month with rent and anything outside of it should be billed to the customer (there is no specificed time when this will occur on the contract) but it appears to be billed to me and after speaking to IIP it's like they made up rule on the spot stating that after 6 months all of the additional utility fees would be billed to the customer and in the meantime I am being charged for it.

Purchase price: $390,000 Cash invested: $150,000 Rezoned to allow for ADU and am currently finalizing plans to add a second story and redevelop the 3-car detached garage into an medium term rental with an ADU above the garage.

I hope someone with experience can help.The property is a 3-bedroom, 1-bathroom house according to public records, but the current owner converted it into a 2-bedroom, 2-bathroom about 10 years ago without permits and updates to the records.Questions: I'm planning to use a conventional loan.

We planned to sell, but our agent gave us another option - he had a husband and wife who didn't have the credit to purchase and would we consider renting.

We also noted a specific market rate rent in the lease and noted that it was waived for first 3 years.
