Quick details:- Seller’s owns it solely by herself in a trust since (husband passed 6 years ago).

Local bank will be good source to get it done.

Renting to someone based solely on personal knowledge of them is a recipe for disaster and I've seen many Landlords get burned by coworkers, best friends, and family members.

Not solely for that purpose.

That said, a Wholesaler seems to be the most likely source but how do I find a good one? 

Some also look to purchase a nonperforming note with the sole intent of foreclosing, taking the property back and fixing up to sell with owner financing or as a fix and flip to a traditional buyer.
