They could hang rock, tape, prime/paint, set all the fixtures, tile the tub surround with a bench (bathrooms are 6' wide requiring a bench at the end of the tub), niche, tile floor, 4" tile baseboard and install all the finishes; towel bars, lights etc...

Pretty much anything they sell at Family Dollar a tenant should be able to install themselves; e.g. blinds, a toilet seat, towel hanger, toilet roll holder if it is not present and they wanted to.

Even if your construction numbers are right on, there are so many soft costs that could eat you alive - especially if you use a hard-money lender.

Try to get a soft commitment from them meaning you tell them "If I find the exact house you want in the exact area and within your price range, are you willing to sign a purchase agreement right away?"

Speak softly but carry a big stick.

If you do, it should be extremely soft terms.
